  • Florida Luxury Condos Are Rising Across the State | $799 full-service listing program

There’s a wave of luxury condo development rolling across Florida, from the east coast to the west, and especially in the ever-popular South Florida corridor. Developers are building for discerning buyers, with many projects starting at $1 million and up—though you’ll also see some Miami and St. Petersburg options kicking off in the $500K–$600K range, all with a focus on unbeatable views and top-tier amenities. In places like West Palm Beach and Naples, price tags climb even higher, and completion dates stretch all the way out to 2031. It’s a sign that Florida’s luxury condo market is not just holding strong, but evolving, as buyers look for the right location and long-term value.

After 30 years in the Florida real estate market, I’ve learned that the best investments are the ones that balance location, lifestyle, and staying power. Whether you’re eyeing a high-rise on the coast or something closer to home in Leesburg, success starts with knowing what truly matters to you and your family.

  • Leesburg Approves 523-Home Development | $799 full-service listing program

Big news for Leesburg: our city just approved a major shift—523 new single-family homes are coming to about 563 acres south of County Road 48 and west of North Austin Merritt Road. After 30 years helping folks buy and sell in this town, I’ve learned these large-scale developments shape the fabric of our neighborhoods in lasting ways. The city’s decision involved a comprehensive plan amendment, zoning change, and annexation, meaning the new homes will tap into city utilities.

Of course, with growth comes concerns. Residents and county officials have flagged the potential for thousands more daily trips along CR 48 and North Austin Merritt Road. That’s going to require road upgrades down the line—something I always encourage buyers to keep an eye on in fast-growing pockets. Flooding was also raised as a worry by nearby owners, especially when it comes to whether the planned stormwater ponds can keep up. One commissioner even made sure to put county objections on the record before voting no.

That said, supporters pointed out this plan actually lowers the density compared to a 2007 approval, and there’s a four-year deadline now—if progress stalls, the density drops even further. It’s a real example of how our community weighs growth, infrastructure, and quality of life. As always, my approach is straight talk and local insight—if you’re curious how changes like this could impact your property goals, I’m here to share what experience has taught me.

  • Florida Renters May Need Less Cash to Buy a Home Than Traditionally Expected

Florida Renters May Need Less Cash to Buy a Home Than Traditionally Expected

For many Florida renters, the main barrier to homeownership is the upfront cash needed at closing, not monthly mortgage payments. A new approach suggests saving six months' rent can cover down payment, closing costs, and prepaid expenses by combining low-down-payment loans with seller or lender credits. FHA and VA loans further reduce upfront costs, with VA loans potentially requiring no cash at closing. Qualification depends on income, credit, and debt factors.

  • Orlando-Kissimmee-Sanford Home Prices Fall | $799 full-service listing program

We’re seeing a notable shift in the Orlando-Kissimmee-Sanford area: median listing prices per square foot fell 2.6% year-over-year in mid-Q3, putting our region among the top ten metro price pullbacks nationally. This isn’t just a blip—it’s part of a trend where sellers are having to cut asking prices, while buyers hold out for the right fit. Elevated mortgage rates and changing market dynamics are pushing sellers to be more realistic, which opens new doors for buyers—especially those feeling squeezed by recent high prices. As more homes hit the market and competition for buyers grows, we’re watching sellers work harder to attract serious offers. Heading into the heart of the homebuying season, this environment means both sides are meeting closer to the middle. After three decades in Central Florida real estate, I can tell you: when the market adjusts, there’s opportunity for the prepared.
