U.S. Cities With Newer Luxury Homes Priced Below $1 Million in 2026

It’s no secret that luxury homes can look very different depending on where you’re searching. Across the U.S., coastal metro areas tend to offer older, smaller luxury properties at much steeper prices. But if you look toward the Sun Belt or the Midwest, the picture changes: here, buyers can find spacious, newer luxury homes—often built between 2008 and 2013—priced well below the $1 million mark, typically ranging from $749,000 to $994,000.

That’s good news for anyone hoping to move up without overspending. As someone who’s committed to helping folks achieve their home dreams affordably, I love seeing options that combine new construction with real value. Helping clients save—whether through smart market selection or fair, transparent fees—has always been front and center in my approach. If you’re wondering where opportunity meets comfort, these markets are worth a closer look.

Plan for more than 500 houses approved by Leesburg commissioners

Big changes are on the horizon for Leesburg: our commissioners have just greenlit a 445-acre Planned Unit Development. That means 523 new homes are coming near The Villages, all set to connect to city utilities. As someone who helps folks navigate the ups and downs of buying and selling homes here, I know growth like this brings both opportunity and questions—traffic and flooding concerns are already being discussed by neighbors. The development has a four-year window to break ground, or it’ll have to stick to lower density rules. If you’re thinking about how this could impact your next move—or your current neighborhood—let’s keep an eye on how these changes unfold. I’m always here to break down what it really means for your budget and your plans, because every dollar matters when you’re making a decision this big.

  • Luxury Housing Threshold Falls Nationwide | $799 full-service listing program

National entry-level luxury fell to $1.2M in Mid-Q3, down ~4% MoM and yearly, extending a 29-mo streak of yearly price declines nationally.
Higher luxury tiers also eased: the top 5% threshold reached $1.89M and the top 1% threshold hit $5.16M after yearly declines near 4%.
Luxury listings moved faster yearly at key thresholds: 90th-percentile homes spent 74 days on market, while the typical listing held steady at 60 days.
Even with faster yearly movement, Mid-Q3 signaled a recalibration: market activity slowed from midsummer, and the share of $1M-plus listings also declined.
The national gap between luxury and ultraluxury remained wide in Mid-Q3: the top 1% began at 4.3 times the $1.2M entry point.

  • U.S. Metro Home Prices Decline | $799 full-service listing program

In Mid-Q3, the nationwide median listing price per sq-ft fell ↓1.8% yearly, extending a broad cooling trend as the market moved toward more typical conditions.
That marked the 10th straight month of yearly declines, adding evidence that recent pricing has been normalizing after several years of unusually strong growth.
Across the 50 largest US metros, 36 posted yearly declines in median listing price per sq-ft, showing the slowdown had spread broadly nationwide.
Higher mortgage rates and growing inventory shaped this shift, as affordability pressure made buyers more selective and pushed sellers toward more realistic asking prices.
Experts said ongoing price corrections in former boom markets could give buyers more negotiating power in Early-Fall, as market balance gradually shifted away from sellers.

  • More New Homes Are Underway | $799 full-service listing program

US single-family housing starts climbed in the prior month, reaching their strongest pace in five months and signaling more new-home purchase opportunities ahead.
At the same time, single-family permits slipped in the prior month, showing builders started homes faster than they refreshed the future construction pipeline.
Completed single-family homes fell in the prior month, limiting ready-now supply, while broader housing starts softened as larger multifamily projects dropped sharply.
Builders increasingly leaned on incentives and some price cuts, giving buyers more to compare and making financing guidance a bigger part of new-home decisions.
Near-term opportunity centers on homes already moving through construction, where buyers can benefit most by weighing incentive packages against outside loan options.
