National entry-level luxury fell to $1.2M in Mid-Q3, down ~4% MoM and yearly, extending a 29-mo streak of yearly price declines nationally.
Higher luxury tiers also eased: the top 5% threshold reached $1.89M and the top 1% threshold hit $5.16M after yearly declines near 4%.
Luxury listings moved faster yearly at key thresholds: 90th-percentile homes spent 74 days on market, while the typical listing held steady at 60 days.
Even with faster yearly movement, Mid-Q3 signaled a recalibration: market activity slowed from midsummer, and the share of $1M-plus listings also declined.
The national gap between luxury and ultraluxury remained wide in Mid-Q3: the top 1% began at 4.3 times the $1.2M entry point.
