Big news for Leesburg: our city just approved a major shift—523 new single-family homes are coming to about 563 acres south of County Road 48 and west of North Austin Merritt Road. After 30 years helping folks buy and sell in this town, I’ve learned these large-scale developments shape the fabric of our neighborhoods in lasting ways. The city’s decision involved a comprehensive plan amendment, zoning change, and annexation, meaning the new homes will tap into city utilities.
Of course, with growth comes concerns. Residents and county officials have flagged the potential for thousands more daily trips along CR 48 and North Austin Merritt Road. That’s going to require road upgrades down the line—something I always encourage buyers to keep an eye on in fast-growing pockets. Flooding was also raised as a worry by nearby owners, especially when it comes to whether the planned stormwater ponds can keep up. One commissioner even made sure to put county objections on the record before voting no.
That said, supporters pointed out this plan actually lowers the density compared to a 2007 approval, and there’s a four-year deadline now—if progress stalls, the density drops even further. It’s a real example of how our community weighs growth, infrastructure, and quality of life. As always, my approach is straight talk and local insight—if you’re curious how changes like this could impact your property goals, I’m here to share what experience has taught me.
